01 — The project
Phase 1B3 comes with basic finishes, sanitary ware and an auto gate. So when the keys are handed over, you plan furniture — not contractors.
The land is freehold. There is no expiry date on this home — or on passing it down.
Flooring, kitchen and bathroom finishes, sanitary ware, lighting points and an auto gate point are included.
The master has its own bathroom. Bedroom four is downstairs — handy for parents or working from home.
20 feet wide. Your second car can park inside the porch, with comfortable space.
Who is this for? First-home families, Pasir Gudang workers tired of the commute, and buyers hunting a freehold home under RM700k. If that sounds like you, keep reading.
02 — Potential
A home close to work, a mature neighbourhood and a stable community — that is what many people look for here.
Johor Port, Tanjung Langsat and Pasir Gudang's industrial areas provide steady jobs. For families working here, the commute is shorter — and time at home is longer.
Rental demand from industrial workers is consistent. A moderate entry price and freehold landed homes make this area attractive for long-term holding.
Suits families who want their own home, or investors who prefer long-term rentals. If you picture a home close to work in a living community — this is it.
I can help you see the full picture — from entry price to rental return — so you can decide with confidence.

Floor plans
20 feet wide, 65 feet deep. Living and dining run in parallel so the house feels open, with the kitchen tucked at the back — away from guests, close to daily life.
The fourth bedroom and a bathroom downstairs make life easier for parents who shouldn't be climbing stairs.
A small family area in the middle works as a TV corner or study — without crowding the bedrooms.

08 — My take
I've walked the site, opened every bedroom door and stood on the porch. Taman Perdana gives me confidence because the space genuinely works for a family.
Four bedrooms, three bathrooms, 1,848 sq ft and a two-car porch. A home where every child gets their own room, plus a study when needed.
Kota Masai and Pasir Gudang are within a practical drive. Less time on the road means more time at the dinner table.
From RM583,219 for a freehold landed home. A value I'd compare with nearby subsale before recommending it to anyone.
Freehold landed homes in a family township, with 147 units in this phase. Limited supply and family rental demand make the asset easy to understand.
This is a project I'd recommend for a family buying their first landed home. I've brought buyers to see it, and I believe in the product.
09 — FAQs
Can't find your answer? Ask directly — I usually reply myself, not a bot.
Ask another questionFreehold. According to the project permit, the land is held in perpetuity. The land also carries a bank charge (Public Islamic Bank Berhad) from the developer's financing — normal for a new project and released through the process.
Estimated completion is October 2027. After vacant possession, you'll do a defect inspection before renovating or moving in.
A completed unit with flooring, basic finishes, sanitary ware, electrical points, an auto gate point and fencing. It excludes legal fees, stamp duty, air-conditioning, kitchen cabinets, wardrobes and furniture.
The site plan shows corner lots, end lots and bumi lots. Availability changes with each sales phase, and I can show you which lots are still open.
Malaysian citizens working in Singapore can buy as usual. What matters is income documentation and the DSR calculation. I can walk you through the paperwork the bank needs.
Booking fees and terms depend on the current sales phase. I can explain what is refundable and what isn't, per the SPA and current terms.
For new projects, the agent's commission is usually paid by the developer — not the buyer. I help compare units, check loan eligibility, and follow through the SPA, bank and VP. I can go with you to the show unit if you want.

Photos and plans only go so far. A show unit visit usually takes 30–45 minutes — enough to feel the actual space and ask every question.
