When you start looking for a home in Johor, the first question is often: new launch or subsale?

A new launch gives you the “new” feel, unit choices and a warranty. Subsale gives you a completed home, a mature area and the actual condition you can see. There is no single answer for everyone.

My take

I usually start with the same question when I bring buyers around: “when do you need to move in?”. That answer often decides the choice earlier than price.

If you need to move within 6–12 months, I lean towards subsale. You can see the actual home, the area is already alive, and you don't pay rent while waiting. But I will ask you to check defects and renovation costs — don't take a “cheap” unit that ends up costing more to fix.

If you can wait and want a specific unit — view, floor, corner — a new launch is more exciting. I like new launches for a 7–10 year hold, but I also ask: does the developer have a delivery record? How does the price compare with nearby subsale?

So my view: there is no “new is better” or “subsale is cheaper”. There is a home that fits your timing, budget and how you want to live.

New launch benefits

  • Unit choice. Pick the floor, view, corner or lot that suits you.
  • New and covered. There is a defect liability period; minor issues can be fixed through the developer.
  • Progressive payments. Some projects are paid according to construction progress.
  • Make it yours. You choose the renovation and finishes from the start.

Weigh: you have to wait, artist impressions may differ, and the starting price is often higher.

Subsale benefits

  • See the real thing. You can view the home, area, neighbours and natural light.
  • Move in sooner. Good if you need a home quickly.
  • Mature area. Schools, shops and access are already there.
  • Room to negotiate. Price can be discussed, especially if renovation is needed.

Weigh: hidden defects, renovation costs, legal work and the chance that prices are firm in a very sought-after area.

How to choose based on your needs

First home, tighter budget

A smaller subsale or an entry-price new launch can work. Count the instalment, legal fees, renovation and savings.

Family moving soon

Subsale is more practical. If you choose a new launch, confirm the completion date and have a place to stay in the meantime.

Want your own unit choice

A new launch gives more flexibility on unit, view and layout. Choose a developer with a delivery track record.

Investor

Subsale in a mature area can rent out sooner. A new launch may benefit from area growth, but timing and supply need study.

Costs to pay & when

These are the cost categories that usually come up. Exact amounts depend on the price, bank, lawyer and developer — ask for a written quotation before paying.

Simple order: booking → loan & valuation → SPA and loan documents → progress / balance payments → vacant possession → renovation and utilities. For a new launch, progress payments can be a monthly commitment before you get the keys.

In short: if you want speed and want to see the actual home, subsale. If you want to choose your unit and can wait, new launch. Both can be good.

FAQs

Is a new launch or subsale cheaper?

It depends on location and condition. New launches often have a higher starting price but more unit choices. Subsale can be cheaper, but may need renovation and legal costs.

Which is faster to move into?

Subsale is usually faster because the home is already built. A new launch requires waiting for completion, and dates can change under the developer's terms.

What should I check before buying subsale?

Check the title, tax, loan status, condition, defects, renovation and legal costs. Do a physical viewing and compare prices with nearby units.
