The brochure map shows Pasir Gudang Highway, Johor Bahru East Coast Highway and EDL. Compare these routes with your workplace and daily routine.
What to weigh up
896 units means plenty of rental options in the same area. If you are buying to rent out, work through the maintenance charges, taxes and likely vacancy period first.

Freehold. According to the project permit, the land is held under Hakmilik Kekal. The land carries a bank charge for the project financing — normal for a new development, and it is released through the usual process.
When is completion?
February 2028 according to the project permit. The actual date is subject to construction progress and the sale and purchase agreement. After vacant possession you can carry out a defect inspection first.
What is the price now?
The permit lists prices from RM344,725 to RM478,210 depending on unit type. Current selling prices, rebates and packages may differ — I can get you the latest price list.
How many units and how many types?
896 units in two blocks, with 7 unit types: A, A1, B, B1, B2, C and C1. Sizes run from 667 sq ft (2 bedrooms) to 882 sq ft (3 bedrooms).
How many car park bays?
1,314 car park bays for 896 units. The ratio and location of your bays depend on the unit — I can check this with you when you shortlist a unit.
Can foreigners buy?
The project documents state that the land may not be sold or transferred to a non-citizen or a foreign company without the approval of the State Authority. So a foreign purchase depends on that approval — it is not guaranteed.
Is there a Bumiputera discount?
The project documents mention a 15% discount for Bumiputera buyers. Eligibility, conditions and how it is applied are subject to the developer's current terms and the relevant authority — I can check this for you.
What do you help with through the process?
For new launches the agent's commission is normally paid by the developer, not the buyer. I help you compare units, check loan eligibility, and manage the sale and purchase agreement, bank and handover process. I can also go with you to the show unit.
What is still unconfirmed?
A few things are not published in the official materials I have: the detailed finishes and specifications schedule, maintenance charges, the number of EV charging points, the exact parking ratio, and official distances to schools or malls. I will confirm these before you sign anything.
